Industry in Senai & Kulai
The corridor north of Johor Bahru, from Skudai through Senai to Kulai and Sedenak, has become one of the busiest places in the state to set up a new facility. Three kinds of site shape the work here.
Senai Airport City. Next to Senai International Airport, the Senai Airport City free industrial zone hosts electronics, server-hardware and logistics operations, with newer phases still being developed.
Sedenak Tech Park. Further north, Johor Corporation's Sedenak Tech Park has become a hub for hyperscale data centres. For the area, that means years of large construction and electrical fit-out work running alongside operating facilities.
Newer industrial parks in Kulai. New parks continue to add space for manufacturing, logistics and technology, while older estates such as the Sengkang Industrial Area between Senai and Kulai hold established warehouses and factories.
For compliance, the mix matters. Many sites here are new, so their HIRARC, chemical register, machinery registration and fire certificate all have to be built from nothing, often while the building is still being commissioned. Others are older warehouses and plants whose paperwork has not kept up with what they now store. Large warehouses storing rubber, plastics and packaging also carry a high fire load, so how goods are stored has to keep matching what the fire certificate approved.

Start-up HSE documentation
New plants in Senai Airport City and the new Kulai parks need HIRARC, a safety policy, committee arrangements and machinery registration in place before production. We build the set from scratch through our HSE consultancy, with CF and PMA support for boilers, pressure vessels and cranes.
Bomba fire certificate
Large warehouses and plants storing rubber, plastics, packaging or finished goods are often designated premises. We prepare the fire certificate application and renewal, and check that how goods are actually stored still matches what was approved.
Evacuation plan drawings
Fit-outs and racking changes quickly make posted plans wrong. We produce evacuation plan drawings to ISO 23601 with ISO 7010 symbols, as print-ready files for each floor and zone.
Scheduled waste & DOE
